NEW CONSTRUCTION REALTOR® REPRESENTATION
Before you visit a new comunnity sales center you should know:
Never go into a new community sales center without your Realtor®. Once you register at the sales center, your Realtor®will not be able to assist you in the negotation and the sales transaction. Your Realtor® must accompany you on your first visit.
- The builder's agent will always have the builder's best interest in mind. Their job is to sell builder's homes at the highest price for the homes the builder is selling, so the agent is not going to be as eager to negotiate down.
- Builder's agents will not provide any advise about other new communities.
- Your Realtor® is paid by the builder NOT YOU!
- Your Realtor® can advise you on which upgrades would yield the most for resale value, and/or which upgrades would be less costly to outsource. (pool package, flooring)
- With your Realtor® on your side you have more leverage when negotiating the final price.
- Your Realtor® will be there for you even after you sign the sales contract and can help you monitor the progress of the construction.
- Your Realtor® can help you resolve issues that may be dicovered in the pre-occupancy home inspection.
